Start with the total investment

Separate rental income from cash flow
Gross rent is not the amount you keep. Allow for community fees, property taxes, insurance, maintenance, management, vacancy and any utilities paid by the owner. Then account separately for debt repayments, capital works and your tax position.
Record which figures come from documents or quotations and which remain estimates. Do not substitute an advertised rent for a verified rent that the property may lawfully achieve.
Check the rental strategy before buying
Ask an independent local adviser to confirm the permitted use, applicable rental rules, contractual requirements and any licences needed for the proposed activity. Do not assume that a property can be used for tourist accommodation simply because it has previously been advertised that way.
Test a less favourable scenario
Calculate what happens if the home remains empty longer than expected, repairs cost more or financing becomes more expensive. Consider whether you could meet the property’s commitments without relying on a future price increase.
Manage the property with clear information
